So as some of you know, I am a real estate broker in Michigan. I have 3 offices and about 20 sales people. While in COVID jail, I did a prospect mailing to anyone in my county that owned a home or vacant land here but lived in another state. It went pretty well as I got about 15 responses and sold some properties. A couple days ago I get a call from a guy that says he has a house here with a barn full of cars. I said "no problem, I'll go check it out and get back to ya". So I go out with an address and get to the area but can't seem to find it. I pull up satellite and figure out where it is. No driveway or mailbox. So I stop at a neighbor that was outside, ends up I know the wife from a local restaurant I go to. She was the bar tender . . The husband says "yeah there is a house back in there, been vacant for awhile, some cars sitting outside as well"! He takes me back there and the house is a train wreck . . Not even sure it is able to be fixed in the condition it is in. But . . . Outside in the yard is a corvette stingray, a fiero, a 80's dodge charger and a couple trailers a pile of tires and who knows what else. But the barn is still locked up and don't know what is in it.
The sister of the guy calls me today and says her brother is not well and she has to deal with all the properties and cars . . She lives in Minnesota and really has a mess on her hands, she says he has at least 50 cars and she is trying to deal with titles, keys and all the properties. (He has 4 total) I'm pretty sure she is going to give me permission to open up what is left of the house and also the barn. I am so curious what is in there with the type of cars sitting outside. If there is something I would want, may trade for commission!

I almost went out to Michigan last weekend to look at a 69 Imperial. Muir Michigan to be exact.
Fella has a barn or several barns full of cars. Only one mopar. The Imp.
Please take pictures as you pull those doors open. You know we all want to buy some of that stuff!

I will probably get the locksmith out there next week . . Already have a lot going on this week. I will take pictures. I figure the barn could only hold about 12 cars at the most. So we will see . . Hoping for something cool

My first "new" car was a red and gold 1981 Dodge Charger 2.2 with a manual transmission. It was a good car, but definitely not speedy. It was surprisingly reliable. Now, if there happens to be a GLHS in that barn, that could be an interesting 80s car!

If she doesnt have a will/test that she gets the cars, she is really screwed on that one. I live in CO, and I thought if I owned anything I owned free and clear, it would automatically go to my wife........... NOT!. Co has a really weird rule. If the state determines the cost of an item is over 75K, It WILL GO TO PROBATE COURT, unless there is properly documented will/test
Its not that she wouldnt get them if there is no will/test (If she is the wife or identified survivor) but probate court can get expensive, time consuming and stressful

So update, this guy has another property I am going to tomorrow about 1 1/2 hours away to evaluate. I believe there are cars there as well. While there I'm told there is about 50 sets of keys . . . I'm hoping I can get something that fits the barn here. Then this week I will have the answers I'm looking for . . I will post pics of what I find. Hoping something cool!

The owner is not well and the sister has stepped in to deal with everything, I think she would just rather there was no cars as it is a lot for her to deal with. She was actually willing to just sell the property with the cars included even without knowing what is there. I am stepping in to help some but I sell real estate, not cars. But if there is something that I may want, I will make an offer to help her out. :D
Well, I'm sure there are people who are reading this thread that could possibly be interested in all the cars. Hopefully you will be helping her out with more than just real estate.

Well the first barn was a wash in my eyes. 2 boats, a 87 mustang, a fiero, and multiple other cars and junk. Then the house . . what a mess. There is so much stuff you could hardly walk through. A lot of the stuff is still unopened . . I'm scared to open the barn here by me . . they said you couldn't even walk in to the structure . . . wow
a bit of a let down, but not total surprise. There's got to be a story there though, how does 1 guy (I assume old-ish) get "collect" that much stuff. Still, probably some value in the vehicles & boats but not sure an estate company would even take that on.

Have you ever watched the TV show "Hoarders", that place is nothing, except a burden to the guy's sister....1-800-Got Junk ?
A charity like Kars4Kids or Make A Wish might be an easy way to get rid of the vehicles and get a tax receipt.
If the owner is lucky they might be able to trade all the boats & cars for the labor to have someone come in & clean it up....

A friend of mine is retired and that's what he does now, maybe not on that scale, but he makes a fortune on stuff people throw out..He cleans out houses, gets tons of old toys, furniture, collectables, etc...

I've had to rehab several properties. That doesn't look so bad.
But it's a PIA regardless. That garage doesn't look so bad anyway.

Yup: About what would be expected. You have to chase all leads down though and eventually one will pay off.
Still there's some stuff for the value in there, for future reference I highly advise when doing any sort venture like this to get your payment stuff in writing!
I know a collector that came up with 3/4 of a million dollars cash to buy couple acres of cars that had Hemi cars Impalas, Corvette, etc. then on top of changing the deal as they went along the owners other family members came in and stole hemi's and other high dollar items in the night. They are in court right now contesting, hopefully he has lots of pictures of his purchase.
There is a lot of stuff, including the cars that would sell fairly quickly. I also have bought and liquidated a couple estates. There is money in it but it is a LOT of HARD WORk and a lot of time. But can also be fun as you will be surprised at what you might find. Not to mention the amount of junk you throw away because it is absolutely trash. In one sale I had probably 700 dollars worth of junk metal I sold to a recycler- junker alone.

While this list may be uninspiring to most of us, there are niche markets for all of those that will have some folks salivating if these cars are lower mileage survivors of the era. Will the command high dollar, retirement account amounts money, no. But some of those will go for more than scrap value for sure.

For me....the WOW factor is now really short....it's quickly interrupted by the absolute feeling of despair knowing that nothing will likely ever happen to these hidden gems.. :crying: Everybody knows the story."going to fix them up someday" then they just end up sitting for years until they're sold off in the estate sale...usually bought up by other people who are "going to fix them up one day" :haha: :haha:
Just advertise them NOW, get top dollar and let serious collectors restore them to their former glory...NOW ...so they can be appreciated NOW.. :twothumbsup:

I will find out for you. It is in the barn so in decent shape. I assume most of them have fuel issues if they were stored with gas in them. From the looks of the trees in front of the roll up door, they have been in there for some time. Then the owner has passed and I am dealing with the sister and she is trying to find titles and keys for the cars but that may be an issue as well. the Daytona's were not bad cars, especially in their time. I had an 85 Daytona Turbo Z 5-speed and it was a blast. But I know they don't have a big draw and unless in great shape probably not worth much.
I agree with Alan. I know a gentlemen that has a rare car that he himself hauled from California to Michigan and it is rust free. I helped him take it apart and was amazed how nice the car was. Today, I would not have touched the car. All of the sudden he stopped working on it and it has sat for the last 22 years, In a barn. He has one part that he fixed up as a shop. I have tried to buy that car several times and each time he says-" no not for sale. I am going to finish the car before to long." His wife will have to deal with that along with some of his other unfinished projects.
BTW when do we go get the MOPARS? I can have the truck hitched to the trailer in about 5 mins! :yes:
Yes, I agree with Alan. Most of the time. This was a unique situation... There is over 200 rare Mopars sitting neglected. And the owners both have no monetary problems. So they just build more and more buildings slowly to stash their collections... And two of the buildings they just restore cars in their free times.

So I have finished dealing with all the cars on this property along with many other items. I did manage to get a flat bottom boat out of the deal so happy about that. One thing I did find is a lot of models . . . Probably 50 of them. These are all at least 20 years old and some may be collectibles . . . Was going to donate them somewhere but since I posted on FB looking for recommendations . . I have had quite a few people offering to buy them. Now it has me thinking . . . This is a sample of what I found . .
