@70 challenger lover where will you look to locate in Tennessee? I retire 6/30, two days! We are also considering Tennessee but will remain in Illinois another 5 years until my daughter moves.

We like the Nashville area but want to remain in a rural area outside the city limits. We bought a vacation house in Fairview last week and are going through escrow now. We found that the areas west of Nashville suited us best. More open and hilly and not quite as built up as the east side. Everything in that region seems to be growing fast in the past few years.

Thats EXACTLY what I'm looking at. Basically the place I have now, but out of this shipwreck. I'm currently on ten acres, can shoot in the back yard, fish in the side yard, have a 40x60 pole barn/shop. I'm basically renting it off this disgusting government for 8k/year (taxes) our nearest neighbors just escaped to rural Nashville area and their taxes are now <1k/year. It'd be cool to live near another club member.

The county we are buying in is Dickson. The estimated property taxes on this $350k home is $1800. I can live with that considering I pay $7000 now on a $500k home in So. cal. With our 20% down, the payment will be around $1180 mo. with the 2.875% load we just locked in. And of course there is no state income tax, registration is a fraction of what it is here in California, gas is cheaper. Heck, most everything is cheaper.

I am somewhere between 1-3 years from retirement but it seemed smart to grab this now before prices go up even more or interest rates go up. It also allows me a easier step off point. We can go out there a few times a year and slowly move our crap in there and when we finally sell our place in Ca., I won't have to cram in an entire move at once while trying to coordinate closing dates of two places.

The only other thing I wanted in Tennessee was a little more land but this is 1 1/3 acres and the house is centered on a triangular shaped plot, on a hill with lots of trees so this is a nice compromise. It's in a subdivision which I really didn't want but I compare subdivisions to California where everyone is on top of one another yet never talks to each other. That neighborhood looks like a nice balance of privacy without fences. I'm actually looking forward to getting to know the new neighbors. People are quite friendly out there and we like that a lot.

I think shipping will be the death of many things. We had a customer in Michigan last week who wanted a quote to ship a Camry bumper cover. Granted this is a BIG item, but only 17lbs. Got a quote off fed ex ground. Its to big for any USPS. LTL can be a big pain (altho in many instances currently) cheaper than fed or ups. Any one wanna take a guess Bumper cover Wisconsin to Michigan... Residential delivery... yes we have an account. Tell me .... how much..... take a shot at it...

The extra large item probably makes it a freight item and then they charge extra for residential. I'd say $75 plus another $75 for freight plus another $50 for residential. $200 total

So the other week I was talking about how fast Mancini Racing sent me their Magmount motor mounts and how I made the dumb mistake of ordering two sets....Well today an invoice from Fedex showed up....for an additional $64.93 ....$39.00 Fedex Fee and tax totaling $25 93.

So one set of motor mounts which cost $59.95 USD, by the time they arrived here in Ontario (approximately 4 hour drive) that same set of mounts cost me $131.88 CDN total....  that's over double for you keeping score...

Sometimes taxes depending on declared value and how busy they are.Sometimes they push thru packages without inspecting and collecting taxes on them.  Import fee's no, not that I have experienced. There are size limitations on postal items though if that factors into any plans.

Then there's the speed factor. Two full weeks to get my wiper motor from Illinois to Quebec for restoration. I was beginning to think it was lost.

Ok, I've got a question on taxes that Canadians pay on American goods. Several US Presidents ago, the NAFTA was passed. It was my understanding that the F stood for free, for all three countries. However, you Canadians have always still had to pay tax on things from the US. Trump supposedly renegotiate NAFTA but still you guys get taxed. What gives? Surely the  Candian government, all those Presidents and Congress would not pull a fast one. Lol.

I've found I can usually count on a month before it shows up, USA to Canada even before covid. 2 weeks would be quick in my experiences.

With NAFTA, we don't have to pay "Customs and Duty" but still the taxes. Even on the shipping costs, not just the product.

I used to ship it to the boarder and pick it up myself. Way cheaper  for shipping.  I need some intermittent pipes from acurate exhaust and they were 365 American,  free shipping at the time in the u.s. but to ship them 3 hr north of the boarder was 295 American.
