If money were no object we`d love something like this, a remodeled old farm house, big garage, large lot, country setting with mountain view, low crime rate but still close enough to jobs.

@Brads70 the question is too open ended.
Consider what you will be wanting and or keeping of what you already own.
As others have said, Carlsbad, temecula, San Diego areas are awsome for climate. Fires two have room to spare.  San Diego is pricey and for the most part much more congested.
Anything Car related in Ca. is a PITA. Vehicle registration is big $$$. IIRC any car newer than 1975 (static year now) will have to be smog checked. IIRCx2 I believe everything brought into state has to be smog checked to be initially registered. Taxes in CA are ludicrous and will only keep getting worse. Especially now...
Also exponentially turning into the vagrant capital of the nation because of policies and above all weather.

Texas and Arizona would be my choice. Including general politics. More business friendly. AZ probably gets my knod because of areas with moderate temperatures overall.

I'm "feeling" inland rural South Carolina around an hour from Greenville SC would be sweet ( lots of jobs/opportunities for my kids in this area) and as far east and below Charlotte NC on the SC side. Property taxes are cheaper in SC.  . High enough above sea level and from tornadoes and hurricanes for the most part.  I actually drove down to Laurens Sc to look at a house last Aug. Nice small sleepy little town and 30-40 minutes from Greenville. We spent a day just roaming around the town checking things out .  My biggest hurdle is health care coverage. My wife is diabetic so as I understand thats considered a " pre-existing condition " so $$$$ big money for health care costs?  I'm thinking retirement and not working for anyone if I can help it so I'd be on the hook for heath care coverage...
At first I was looking at Texas but as far as I can figure because they have no state tax the property taxes are off the hook, so for that reason and the tornado issue ( they freak me out) Texas is off my list. I spend  quire a bit of time on Zillow looking and dreaming though.....

Brad I checked the crime rate in a few communities near Greenville & was shocked that many were about double that of the sate .... think I'd be checking that before making a decision

This might help .... put in a zip code to zoom to a specific area

Yes, insurance costs are extremely difficult. I carried my own for 3 years at the cost of $1,400 a month. Me the wife and 1 teenage kid. Tough to absorb.

I'm fortunate to be in Alabama and money being no object, i'd move outside of Montgomery - someplace rural. There are a couple of large lakes in the area and several friends from HS days have homes in town as well as 'on the lake'. Personally I'd prefer to be inland on some slightly higher  - and level - ground.

Even with money added as a consideration, property taxes are more often than not the lowest in the nation. Last year my 1800 square foot house appraised in the low 90s and property taxes were $304

More $$$ towards the Challenger plan :) :takemymoney:

Russ, my 1000 square foot condo here in Maryland was taxed at $1400 last year. So you have it good there in Alabama.

I hope you are doing well buddy! How is retirement working for you?

Mike, I'm doing ok, thanks for the ask, man

I've (very fortunately) been able to delay retirement, now leaning towards continuing at work for the near term - read less than 5 years. I turn 62 in June and hit 25 years on the job last September so I can relax a little bit but am always plotting and planning on when exactly the date will be. The only definite is that it will fall in early January for tax purposes.

I pay around $6000 a yr in property taxes for an "average" home but NH doesn`t have an income or state sales tax so it evens out I guess.

If I had to move from my town this is about where I'd end up ...
This little spot is in Jackson County which has the lowest standard of living in North Al, I'd also be looking around Guntersville AL
